Start looking 1.5mos before you need to move in. Much earlier and you will not be able to get a lease, much later and getting association approval may be problematic.
Do you have a pet? Tell your realtor so they can make sure to find you a pet friendly building. In some cases a pet deposit will be required as well as vet papers.
Have realistic expectations. We all want a 2,000sq/ft condo on the water for $1,000/mo but that isn’t in the cards here in Miami. If you aren’t sure what you can get for your budget ask your realtor.
In many instances rent is negotiable and your realtor can handle that aspect on your behalf, the more desirable the unit and building the less likely you are to get a discount.
Typically you should expect to have 3 months rent up front to cover first, last, and security as well as $100-250 for an association application.
