Today we added another condo to ARMiami’s lineup, Quantum on the Bay unit #1418, part of the O line, is located in the NW corner of the North tower. It offers a generous floorplan and expansive balcony. Views are sunset/city with partial water from the terrace. Owner has installed window treatments and upgraded lighting fixtures. Like all of our listings it is very easy to show and ready to go!

Last night I attended Quantum on the Bay’s launch of their amenities deck- the Grand Opening is still 4-6 weeks away but the developer wanted to kick things off by showing the completed amenities now that the TCO has been given and units are closing daily. First off, I’m seriously bummed as I took a really cool photo and when I was downloading pictures today… nowhere to be found! Secondly, wow Quantum on the Bay has actually delivered on what was promised unlike so many other buildings (*cough* TMP *cough*) with a beautiful two level Club/Party room, large gymnasium with a Spinning room, both Biscayne Bay and sunset pools, and a movie theater boasting HD Blu-Ray.

The party? I’m not sure who thought 2 bars would be adequate and one food station but it sure wasn’t - lines for drinks were miles long and we resorted to grabbing beers directly from the coolers while the bartenders attempted to keep up with demand. Also maybe I’m wrong but the thought of open air buffet sushi gives me the willies. Let’s see what they whip up for the Grand Opening shall we?

I also visited two of the Penthouse units both of which are available as rentals for fair pricing in my opinion (3brs, $3,500). The first one I saw had ample water views but a layout I did not care for, the second unit had a more open layout but views were North and not as expansive. The one thing I found disappointing in both was the master bath - small tubs and standard showers just don’t cut it in my opinion. We were there in the evening and the view from both of the night lights was quite wonderful, it was interesting to see Blue Condo from the 51st floor - it looked so small!

I recently attended a hardhat developer walk-through at Quantum on the Bay, right in Uptown/Performing Arts District and had a chance to see the H & I lines located in the South Tower.

Would you believe views like this in a high-end luxury building are just over $300/ft?! Not two years ago this would easily have commanded in the high $400-500s and in the future you can expect this value to return as the market recovers from its present slump.
