Here is a quick tour of a high floor unit at Quantum on the Bay, this is an 02 line which is the NE corner of the South tower. This is one of my favorite two bedroom layouts in the building with great water views of Biscayne Bay, South Beach and the new Paramount Bay Condo.

Today’s update:
One Miami, The Loft Downtown 1, Marina Blue, and 1800 Club - all rented. The last unit that ARMiami currently has exclusively listed is the amazing Four Seasons condo, #41D.

Sadly the tenant broke the lease on unit #2311 at 1800 Club and it is back on the market. Don’t wait around on this one, it will rent again VERY quickly! The unit features wenge-style wood floors, window treatments, and fully shelved walk-in closet plus it has a half bath for guests. The 11 line are the only one bedrooms at 1800 Club that feature water views, all others face West towards Miami city.
It had to happen, I’ve just been getting too much interest to ignore the new, burgeoning Short Sale & Foreclosure markets. Starting this week along with our leasing specialization ARMiami is be broadening to cover short sale and foreclosure Buying & Selling. Great deals at the Mirador North and Yacht Club at Portofino were shown to clients and 1800 Club, Ten Museum Park, and Marina Blue are some of our next targets.
It’s time to buy - prices are looking to have bottomed already at some properties like Jade Condo Brickell, a 1 bed there was listed for $250k and lasted just hours before a full price cash deal took that off the market. Just a year ago the idea of a nice SoBe condo for under $250k was a pipe dream but no more - I showed multiple Mirador units that will surely go for less than that, with a little TLC and a few years these should appreciate nicely and make a great residence, vacation spot, or rental unit. At $200k for a 1br you can break even, or close to it which for most owners here in Miami is not the case at all (50% on a new condo is average).
Well it looks like The Filling Station is topped off, early last week I noticed the crane is no longer up. I’d snap a picture of it but I do not have a high zoom lens. The Filling Station is located across from Parc Lofts on the edge of Wynnwood and the Performing Arts District and the neighborhood has a lot of up-and-coming left to go at this point.
Today we added another condo to ARMiami’s lineup, Quantum on the Bay unit #1418, part of the O line, is located in the NW corner of the North tower. It offers a generous floorplan and expansive balcony. Views are sunset/city with partial water from the terrace. Owner has installed window treatments and upgraded lighting fixtures. Like all of our listings it is very easy to show and ready to go!
Here are a few photos of the finished 1800 Club lobbies taken from second floor, as always you can click on them for full sized pictures - the first floor is the main entrance and has the Swarovski crystals hanging down making for a very interesting first sight upon entering. The second floor, where the front desk is located, has wonderful artwork created from photographs of the Berlin Wall and a very luxurious waiting area.
I don’t know if it’s true but I have been told several times that the crystal display was brought in specifically as a set decoration for Jennifer Anniston and Owen Wilson’s new movie Marley & Me.
ARMiami’s newest listing is a real gem - located at the new mid-luxury building 1800 Club this is the large South facing one bedroom, the 11 line. These are the only one beds at 1800 Club that are not West facing and are also very large at over 1,000sq/ft. Located on the 23rd floor this brand new condo has Wenge flooring, electric blinds, and built out closets - no corners were cut, this is definitely not your typical rental special! The owner only knows how to do it right and has the budget to do so. Take advantage and rent this premium unit at a competitive price, I do not think it will last very long at all.
