Paramount on the Bay - this project has been plagued since day one with problems from a deadly crane accident destroying the historic home used in the movie “There’s Something About Mary” to the original developer losing the property to default. Currently the new building’s owner is pouring $14mil into renewing the unused common areas, entries, and port cochere driveway. As of today the building is still not quite ready to begin sales even though the property has essentially been completed for two years - it’s a bit shocking and dissappointing to be honest.
The upside to the delays is that Paramount will be the only brand new, full lux building coming online in 2012 in the Downtown Miami area. Paramount’s units all feature private elevators & foyers, oversized balconies (some as large as 3,000sq/ft!), and high-end appliances - combined with a flow-thru East-to-West design there isn’t a condo at Paramount that lacks for view from the new Marlins Dome to Biscayne Bay.

Here is a quick tour of a high floor unit at Quantum on the Bay, this is an 02 line which is the NE corner of the South tower. This is one of my favorite two bedroom layouts in the building with great water views of Biscayne Bay, South Beach and the new Paramount Bay Condo.
Sadly the tenant broke the lease on unit #2311 at 1800 Club and it is back on the market. Don’t wait around on this one, it will rent again VERY quickly! The unit features wenge-style wood floors, window treatments, and fully shelved walk-in closet plus it has a half bath for guests. The 11 line are the only one bedrooms at 1800 Club that feature water views, all others face West towards Miami city.

It’s time to buy - prices are looking to have bottomed already at some properties like Jade Condo Brickell, a 1 bed there was listed for $250k and lasted just hours before a full price cash deal took that off the market. Just a year ago the idea of a nice SoBe condo for under $250k was a pipe dream but no more - I showed multiple Mirador units that will surely go for less than that, with a little TLC and a few years these should appreciate nicely and make a great residence, vacation spot, or rental unit. At $200k for a 1br you can break even, or close to it which for most owners here in Miami is not the case at all (50% on a new condo is average).
