While I’d still like my inside source with the Miami Parks & Rec to confirm this article, it does appear that Museum Park will finally be happening and the renovation & cleaning up of Bicentennial Park on Biscayne Bay is due to occur over the next 5-6 months.
I expect this to have a serious impact on the immediate neighborhood as this project should remove all of the homeless from the park on a permanent basis making it a welcome place for all instead of a dirty and scary place few want to visit. Additionally the Bicentennial Park stop on the MetroMover should be able to be reopened which will help bring additional traffic to the area.
I would expect property values at Marina Blue, 900 Biscayne Bay, Ten Museum Park (it’ll finally live up to its name!), and Marquis Condo Hotel to be positively affected by this development as well as the nearly complete project at the Omni Center where a new Publix grocery will be opening.

The highest in it’s line at Marina Blue, #5108 is a really great 2 bedroom unit on the NE corner of the building. This affords great panoramic views out over Biscayne Bay, South Beach, and the Atlantic Ocean. 10′ high ceilings, floor-to-ceiling glass, and a large balcony are all standouts in this class of condominium. Marina Blue offers a great amenities deck - the Sky Deck on the 14th floor with fitness center, two infinity-edge pools, outdoor billiard table and lounge, BBQ, beach volleyball, putting green and I’m sure I am forgetting something else!

Great condo at Marina Blue available. Unit #4609 is on the first floor of oversized units, this is ~300sq/ft larger than 09 units on lower floors and also features 1′ higher ceilings! Amazing ALL water views with floor-to-ceiling glass and huge balcony.

Just acquired this week is #4509 at Marina Blue. The views are just amazing - stellar views out over Biscayne Bay to the Atlantic Ocean. This is a very large 2/2/1 facing due East. I’ve mentioned before that the master bathroom has a very large shower/bathtub area but this is the first time I was able to get a good shot of it for you.

It had to happen, I’ve just been getting too much interest to ignore the new, burgeoning Short Sale & Foreclosure markets. Starting this week along with our leasing specialization ARMiami is be broadening to cover short sale and foreclosure Buying & Selling. Great deals at the Mirador North and Yacht Club at Portofino were shown to clients and 1800 Club, Ten Museum Park, and Marina Blue are some of our next targets.
It’s time to buy - prices are looking to have bottomed already at some properties like Jade Condo Brickell, a 1 bed there was listed for $250k and lasted just hours before a full price cash deal took that off the market. Just a year ago the idea of a nice SoBe condo for under $250k was a pipe dream but no more - I showed multiple Mirador units that will surely go for less than that, with a little TLC and a few years these should appreciate nicely and make a great residence, vacation spot, or rental unit. At $200k for a 1br you can break even, or close to it which for most owners here in Miami is not the case at all (50% on a new condo is average).
