Just put on MLS today this large two bedroom at 2 Midtown is fully finished with window treatments, lighting, and top-grade flooring. 2 Midtown has a surprisingly upscale and urban vibe and not only generous amenities but one of the best pool decks anywhere in the area. To me the capper is one of THE best views available from any building in Miami, period. From Aventura to Coconut Grove their is a panoramic, unobstructed view. Today I stopped by The Mark a twin to the Yacht Club located next door on Brickell Bay Drive to pick up some paperwork. While I was at The Mark I took the opportunity to tour two units, a one bedroom and a two bedroom on the Penthouse floor. The one bedroom has the standard finish, and honestly it isn’t all that great - white appliances, small white tiles in the bathroom - feels a lot more vintage than it is. Views however were QUITE nice.

The Penthouse unit however had been totally stripped of the original finishes and appliances and was definitely in another league - but so was the imagined sales/lease price.

What does The Mark have in its favor? Location! A great Brickell address in a relatively newer building (built c1997) with large balconies isn’t easy to come by and The Mark has it in spades.

I recently visited Bridgeview Tower a stylish condo located in the heart of Williamsburg Brooklyn, New York and was surprised by its simple layouts offering large floor plans, great amenities, and beautiful views. There are North and South Bridgeview Tower buildings. The views are best from the North condominium which I found to be quite impressive. The roof deck is quite spacious and hosts an array of furniture and a top-of-the-line grill any BBQ fan will love. Bridgeview Tower offers multiple 1 and 2 bed layouts. Large living rooms and kitchens with stainless steel are standout features. The condos are perfect for anyone looking to pay a good price for a luxury condo moments away from Manhattan but not overpriced. After leaving the condo I was hungry, walked across the street to choose from a variety of great cafes and restaurants to grab a bite. Bridgeview Tower has condos for sale and rent that offer views of New York City, the East River, and the Williamsburg Bridge.

I just read Home Prices Fall in Broward, are Flat in Dade today on the Miami Herald website. This information backs up the recent research I have conducted which shows that low- and mid-end are still healthy. The dearth of quality housing below $500k is the reason I would point towards for this.

Historically Miami has had a perennially strong market, a look back to the ’80s show when the rest of the country was seeing double digit drops in value Miami-Dade was steady at +.05% and so far we are seeing this trend continue - with a caveat for owners with property values well above the median. These folks are already being hit hard with prices falling to preconstruction rates and no assurances this is the bottom.

I will admit Brickell Key itself is not my area of expertise - in Brickell I tend to stick to the Miami River and Biscayne/Brickell Ave mid- and high-rises as specialize primarily in new construction leases. However I have a new client who expressed interest in several Brickell area properties including Isola. On the Southern end of Brickell Key Isola was built in the ’90s and thankfully doesn’t appear to be a refugee from the ’60s architecturally like some buildings in Miami.

The unit at Isola, a 1 br, which we visited was quite lovely at ~675sq/ft and an asking price of $1,600/mo. Finished in spanking-new Berber carpet, a marble bathroom, and granite kitchen counter-tops adds up to a decent value for the location. Why do I think it is a deal though? A pure South water view looking out at the Biscayne Key bridge and over the bayside pool deck! Yep, waterfront pool deck.

Of course like nearly every property I show the condo at Isola has all the appliances and conveniences you would expect, this particular unit had older non-stainless appliances but they were shockingly clean. The range must be 10yrs old but I couldn’t see one discoloration on it - whoever cleaned it, I have $20 and oven at The Loft Downtown with your name on it!

Isola also has a large range of amenities including valet, concierge, business center, fitness center, club room with billiard’s table, the aforementioned Biscayne Bay-side pool deck with hot tub, and tennis courts. All of this adds up to a high level of luxury at entry-level prices.

I love Ugo Colombo - the man just does not know how to do a building that is not spectacular.

Grovenor House in the Grove is the latest, and maybe greatest, but the Santa Maria in Brickell certainly doesn’t fall short either. With a Spanish colonial theme to it Santa Maria has a lot of charm for such an imposing tower, and like all great properties has a wonderful and courteous staff there to make the experience all the better. Santa Maria and Grovenor both feature true FULL service amenities - mail, groceries, whatever the staff is there for you 24 hours a day to ensure your living experience is all it should be.

Walk into the all imported marble lobby and soak in the warm wood and soft lighting, stroll out to the bayside pool and while you are there be sure to visit the turn of the century Spanish villa that is available to all tenants to enjoy. The villa is amazing with beautiful stained glass windows and doors, architecture that I don’t think has been beaten in 100 years, and some wondefully kept originally finishes. When you take the staircase be sure to look up and see the handpainted rafters, they are quite a treat.

Santa Maria’s condos are finished to a T. Snaidero, Sub-Zero, marble, granite - you got it! Large balconies and spacious layouts with private elevator foyer add to the feeling of being in your own home and not some large “condo”. Heck, Ugo Colombo went so far as to include a full size laundry with sink in each unit, something you just don’t see anywhere else but his properties here in Miami.

The Santa Maria is a hot building just like the other Ugo Colombo properties (Bristol Towers, Jade, and Grovenor House to name three) and there is limited availability, please call me as I do know of unlisted units available for lease or sale.
